Why Overpricing is a Bad Idea

One of the toughest parts of my job is getting to the part of the listing presentation where I present the market data on home pricing. These are concrete figures and yet, when it comes to pricing your home, there are emotional factors that come in to play that can cloud rationale and good judgement. Perhaps a neighbour offered an anecdote on what they heard someone down the street sold for. Perhaps you feel you've done an amazing job of decorating and staging. Perhaps you feel you want to go in high to set yourself up for negotiation. The fact is, over-pricing leads to your home being unable to compete, lengthy days on market, frustration from negative feedback, and worst of all, buyers asking "what's wrong with it?". This article adds some great perspective on how to, with the help of your Realtor®, strategically place yourself in the market and avoid a frustrating home selling experience.
